DutyStack is an independent product operated by Harbour Lending (Australia). It is not a government website, not affiliated with any state revenue office, and not a substitute for a conveyancer, licensed broker, or credit licensee. Stamp duty rates, concessions, grants and scheme rules change — always verify figures with the official source before you exchange or settle.

Educational estimates only
DutyStack provides estimates of stamp duty, government fees, funds to complete, repayments and indicative LMI for Australian residential purchases. Results are not a state revenue office assessment, not a lender quote, and not credit advice under the National Consumer Credit Protection Act 2009 (Cth). Always verify figures with your conveyancer, broker, and the relevant revenue office before you buy or borrow. Official source links are listed on How it works.
No warranties
The site is provided “as is.” Rate tables, concessions, grants and scheme rules change. We aim to keep modelled paths current, but we do not warrant completeness, accuracy, or fitness for your particular contract. You remain responsible for decisions you make.
Acceptable use
Use the calculator and content for lawful personal or professional research. Do not attempt to disrupt the service, scrape aggressively in a way that harms availability, or misrepresent DutyStack outputs as official government assessments.
Accounts and broker products
Optional broker signup, API keys, and embed widgets are subject to the commercial terms shown at signup or on the pricing page. The free consumer calculator does not require an account.
Advertising
The free site may display Google AdSense ads. Advertising does not influence calculator outputs. See our privacy policy.
Limitation of liability
To the extent permitted by Australian law, DutyStack and Harbour Lending are not liable for loss arising from reliance on estimates, downtime, or third-party ads. Nothing in these terms excludes rights you cannot waive under the Australian Consumer Law.
