The expired exemption

State Revenue Office Tasmania ran a first-home duty exemption up to $750,000. That concession is modelled as ended 30 June 2026. Contracts on or after 1 July 2026 use the standard sliding scale in this engine, FHB tick or not.

Old blog posts and 2025 conveyancer emails will still quote $0. They are dated. Verify the instrument date with SRO Tasmania before you bid as if duty were free.

What still exists

Standard rates in the engine top out at 4.5% above $725,000 ($27,812.50 + 4.5% of the excess). There is no NSW-style 7% premium band.

FHOG is modelled at $10,000 for new homes with no price cap in this table. Established: grant = $0. 5% Scheme: $700,000 metro, $550,000 regional — still not a duty waiver.

Tasmania traps

If your campaign started in FY2025–26 and the contract dates after 30 June 2026, rebuild the cash stack. The exemption did not travel with the inspection.
